Can you use Google RSU income to buy a home?

Yes, RSU income can count toward a mortgage. Fannie Mae’s rules require the stock to be vested and distributed without restrictions, want at least 12 months of history with your current employer, and exclude sign-on stock grants. Qualifying for the loan and having cash at closing are separate problems.

What lenders count

Those conditions come from Fannie Mae’s March 2026 guidance and apply to loans written under it; other programs set their own.[15]

Qualifying for the loan and having cash at closing are separate problems, though. A lender may count equity income you have not yet turned into a down payment, and shares still have to be sold, taxed, and settled before the money moves.

Expect the lender’s number to differ from your own arithmetic: for share-paid awards the guidance uses a 200-day moving-average price and your distribution history, not today’s price times your next vest.[15] And count delivered shares, not granted units: Google issues each vest net of withholding, so the shares that can become a down payment are already fewer than the grant.[2]

    Have the lender review your pay, award history, and grant types before you set a price range.

    Identify settled cash for the down payment, closing costs, and the tax reserve. Check sale restrictions and transfer timing.

    Stress-test

    Run the payment against a lower share price and a year without refresh grants. Keep the emergency reserve out of it.

A Google-specific source of cash

The 401(k) loan

Google’s plan lets you borrow $1,000 up to the lesser of $50,000 or half your balance. The normal repayment period is five years; for a principal residence the plan allows longer. You pay the interest to your own account, at 4.00% to 9.50% in 2023, and there is no credit check and no capital gain, which is why it beats selling an old lot with a large gain for the last part of a down payment. The cost is the return that money stops earning, and the repayment terms if you leave, which the filing does not spell out: ask before you rely on it.[33]

From stock sale to closing-day cash

Five separate clocks run between a vest and a wire, and a closing date has to sit after all of them.

  1. The vest settles

    Shares are delivered within 30 days of the vest date under the award, already net of the shares withheld for tax. Count the shares that arrive, not the units that vested.

  2. You are allowed to sell

    Only in an open trading window, or through a standing plan set up while one was open. A vest that lands in a closed window cannot fund a closing that falls inside it.

  3. The sale settles

    One business day after the trade, the T+1 cycle in force since May 2024. Proceeds are yours the next business day, not the same afternoon.

  4. The cash moves

    Your stock-plan broker has its own withdrawal and wire cutoffs, and a wire to a title company is usually a same-day request made before a midday deadline. Ask for the schedule before you set a date.

  5. The lender sees it

    Large deposits shortly before closing get questioned. Keep the trade confirmation and the award statement so the money’s path from grant to bank is one page.

What to gather: award agreements, vesting and distribution history, paystubs, W-2s, brokerage statements, and proof of available funds. Lenders treat new-hire and ongoing awards differently, so find out which yours counts.

Check the county loan limit too.

The 2026 baseline conforming limit is $832,750 for a one-unit property in most of the country, with higher limits in high-cost areas. Look up Santa Clara County for Mountain View or King County for Kirkland, and compare it against the loan amount rather than the purchase price.[29]

The $60,000 gap does not close itself because a grant carries a $60,000 headline. Timing, price, withholding, and the award’s own conditions all sit between the grant and the closing table. The first conversation is about the purchase date, lender eligibility, and cash that can genuinely be there.
